Gateway Real Estate Africa Breaks Ground on Its First Development in Ghana

Construction has started on the much anticipated US$3.4 million three-storey office development in Appolonia City by Gateway Real Estate Africa (GREA), one of Africa’s leading property developers and managers.

It may be recalled that earlier this year, GREA announced that it will build its first commercial office building complex in Ghana at Appolonia City, here in Accra. The project, ‘Adumuah Place’, will be Appolonia City’s first A-grade commercial office building and would be Anchored by Appolonia Development Company as new head-office.

The project is expected to offer approximately 2,000m2 of prime office space with 85 secured open parking bays. The offices will range from 116m2 to 661m2 depending on tenant requirements. In addition to attracting other corporate tenants, the project developer is envisaging a retail component comprising pharmacies, convenience shops, financial institutions, restaurants, and beauty salons on the ground floor of the development. It is strategically located at the entrance to the new city, within close commute to key areas across greater Accra.

Commenting on the ground breaking, Co-founder and CEO of GREA, Mr. Greg Pearson noted that “We are very excited to commence with the construction of Adumuah Place, despite Covid-19 related challenges.”

He underscored that “GREA’s ability to successfully deploy US$400 million across nine countries since inception in 2018 speaks to the immense depth and experience of our team across a wide range of sectors.

“At the same time, we add value to the economies and communities in which we operate, through local procurement, professional skills transfer and infrastructure development.

“We are proud to welcome Appolonia Development Company as a key tenant, illustrating our determination and ability to partner with reputable, blue-chip tenants for their long-term accommodation needs across the continent.

“This project further falls within our key development strategy to partner with Rendeavour across its attractive African land holdings.”

Appolonia City is a 2,325-acre master-planned new city in Greater Accra, designed and delivered by Rendeavour, Africa’s largest city developer. With 30 percent of the development earmarked for open and green spaces, and with power, ICT and road infrastructure already in place, Appolonia City offers residents and tenants space to work, live and play in a well-planned, natural and safe environment.

On his part Mr. Bright Owusu-Amofah of Rendeavour Ghana says “Appolonia City is rapidly becoming the destination of choice for companies and individuals moving away from Accra’s heavy traffic for a healthy, congestion free environment, and we expect the number of residents in the city to grow exponentially this year.”

In a press statement, Gateway Real Estate Africa notes that it has placed a strong emphasis on reducing tenants’ overall cost of occupation by focusing on clever design features to reduce utility charges and increase tenant comfort. The use of perforated aluminium cladding, for example, shades the building internally, reducing glare and reliance on air conditioning for cooling. Similarly, the building’s north-eastern façade has large vertical louvres that will reduce glare and heat generated from the morning sun.

“Building today is about building for post-Covid cities and delivering on the trends towards a new, different and better quality of life in Africa’s business hubs”, Mr. Pearson concluded.

The Adumuah Place project is expected to be completed in the second quarter of 2022.
